Board of Zoning Adjustment (BZA)
Meeting Schedule:
The Board of Zoning Adjustment (BZA) meets on the last Tuesday of each month at 4:00 P.M. in the Council Chambers, City Hall.
How to submit and deadlines:
- Request to appear: Submit items for the BZA agenda by the 10th day of the month.
- Application fee: A $150 fee is charged per application to cover advertisement costs.
- Attendance requirement: The applicant or an authorized representative must be present at the meeting for the application to be heard.
The BZA considers:
- Variance requests and special exceptions where strict enforcement of the zoning or sign ordinance would create an unnecessary hardship.
- Appeals of the Planning Director’s interpretation of the zoning ordinance.
- Requests for uses permitted on appeal.
Hardship standard:
The BZA Board hears legitimate hardships that arise from unique physical or practical conditions of a property or use. Financial difficulty alone is not normally considered as a sufficient hardship. Applicants should explain non‑financial factors that demonstrate why strict application of the ordinance would be unreasonable or impractical.
